Check Your Tenement Bathroom Before Ordering

Their bathrooms are not all alike, but older properties can bring the same practical questions: how materials will reach an upper floor, where waste will leave, whether the floor is level and what is hidden behind later wall coverings. Check the Floor Before Planning a Level Shower
A true level-access shower needs enough space below the shower for its waste fitting, a slope towards the drain and support for the new floor layers. Older timber floors may be uneven or have been cut during earlier plumbing work. That does not rule out a walk-in shower, but it can change whether a level floor, a low-profile tray or a small step is the most sensible choice.
Keep Waste Pipes Short and Sensible
Moving a basin is usually simpler than moving a toilet. A toilet waste needs a larger pipe and enough downward slope, so shifting it far from the existing main toilet waste pipe can create raised floors or bulky boxing. In a compact Dundee flat, keeping the toilet near its present outlet often leaves more money and space for the shower, storage and finishes people notice every day.
Plan for Uneven Walls
Stone and older plaster walls are rarely as straight as new plasterboard. Large tiles and fitted furniture make small variations more obvious, so the preparation matters. The installer may need to remove loose material, level selected areas or build a new lining where waterproofing and accurate fitting are essential. That work should appear in the quotation rather than being discovered after the old bathroom is removed.
Solve Ventilation Before the Ceiling Is Closed
Internal bathrooms need a clear route for moist air to leave the property. The fan size, duct length, bends and outside outlet all affect performance. A powerful fan connected to a poor duct can still disappoint. The design should also allow replacement air into the room, normally through a suitable gap below the door or another air opening, so the extractor is not trying to pull against a sealed door.
Think About Access, Noise and the Shared Close
An upper-floor renovation needs a practical plan for carrying products in and waste out without damaging the close. Agree working hours, protect shared floors and keep escape routes clear. If water needs to be turned off outside the flat or work affects a shared pipe or cable, confirm responsibility before the fitting date instead of discovering it on day one.
Listed Flats Need an Extra Check
Dundee City Council says alterations that affect the character of a listed building may need listed building consent, and listing can cover the interior as well as the outside. A normal like-for-like bathroom refit is different from removing original building features or making structural changes. If the property is listed and the proposal affects original features, check with the council before work begins.
Explain What You Want to Change
Tell the designer what currently goes wrong: poor storage, a weak shower, condensation, an awkward door or a bath nobody uses. Then ask for a plan that shows product sizes, clear movement space, pipe routes, ventilation and the likely preparation. Agree How Materials Will Reach the Flat

Talk Through Water Shut-Offs
Ask the fitter to identify the water shut-off before removing the old fittings. If a supply or pipe is shared, the work may need coordination with other owners or a factor. Do not assume a valve inside your flat controls every pipe serving the bathroom. Agree how you will be told before water is turned off and when it should be restored. If the old valve does not work, have that problem assessed before the refit depends on it.
Keep a Record Before Walls Are Closed
Once pipework and waterproofing have been covered, their positions are harder to see. Ask for useful photographs before walls and floors are finished, and keep them with your quote and product instructions. Record where isolation valves and removable access panels are located. This can help when a fitting needs maintenance later. If the work changes a shared part of the building, keep the relevant written agreement or approval with those records rather than relying on a conversation.
Plan Around Your Only Toilet
Check how the bathroom will be left between working days, especially if it contains your only toilet. Ask what can remain usable and when you will need other arrangements. Discuss this before dates are booked. The answer depends on the work, so use the agreed schedule rather than assuming a neighbour’s renovation will match yours.
